It could mean a new job, retirement, new relationship or you just simply want to have a new environment.

Winter

This season is not the best time to have your home listed. Buyers are few and there will be less opportunity for you to showcase your impressive front lawn or charming backyard because of the harsh weather.

The only redeeming factor is that there will be less competition – not a lot of people will have their homes in the market during this season. This could work to your advantage.

Spring

This is the best season to sell a home. Buyers are more inclined to go out and check out homes because of the good weather. It is also a good time for house hunting especially for families who are planning to move to a new location. They normally buy during this time so they’ll be ready to move in during summer – right before the school season begins.

However, it is also for these same reasons that the market is saturated. The competition is stiff and most likely you will not be able to command a higher price unless your property is the best in the block.

Summer

Just like spring, summer is also a good time to sell your home. 50% of home sales happen during this season (Realtor.com). And this may be considered a final stretch for those who want to move in before school starts. Consequently, buyers are in a rush and more eager to buy.

However, since this is also the time where most people travel or go on vacation, the buyer turn out is fewer compared to that during spring.

Fall

Why list your home in the fall? The fall season has a lot of inventory. Sellers tend to come out and put their houses on the market. Buyers are also out to shop for homes. This does not mean it is the best time. However, based on our timing, we would like to encourage people to get ready for spring.

In San Francisco, selling a property depends on seasonal trends. The tepid weather makes the selling cycle different from elsewhere but there is not a bad time to sell your home. Still, best season to sell is spring followed by fall and summer. Winter is the slowest.
